Pre-Qualify Before you Buy..

Before you begin searching for a new home, you need to know how much you can afford. You may be able to afford more, or even less than you think. By getting pre-qualified before looking for a home, you'll save yourself time, energy and frustration.

For most loan applications submitted online, we can pre-qualify within a 24 hour time period. Why would you want to be pre-qualified before shopping for your home? Listed below, are a few answers to this question:

Determine how much home you can afford. Pre-qualification helps you avoid buying less home than you can afford, or being disappointed if you don't qualify for as much as you had hoped.

Shows you what down payment will be... By pre-qualifying, you will know approximately how much money you'll need for down payment and closing cost.

Lets you know what your monthly payment will be. Another distinct advantage of pre-qualification is that it will provide you a general idea of what your monthly principal, interest, tax and insurance payment will be.

Identifies the loan programs you qualify for. With the wide variety of programs offered by Dynamic International Funding ©, it is important to know which types you qualify for and which will best suit your needs.

After I've pre-qualified, then what?...Once you have been pre-qualified, the next step is to complete the loan approval process by submitting the following supporting documents:

  • 2 year employment history.

  • 2 year landlord history

  • W-2 forms for the last two years.

  • Pay stubs covering the last thirty days.

  • If you are self employed, the last two years tax returns ((Schedule C), current profit and loss statement, balance sheet with original signatures), and quarterly tax returns.

  • If you're commissioned, the last two years tax returns you've filed, with 2 current pay stubs reflecting year to date earnings.

  • Copies of the last three monthly bank statements for all of your bank accounts.

  • If applicable, complete divorce decree and separation agreement, including all exhibits and addendum's and property statements.

  • For rental property, 2112 month lease agreements and two years tax returns.

  • For VA loans, DD214, and Certificate of Eligibility.

  • If you have ever declared bankruptcy, submit court recorded copies of Schedule A and discharge of debtors, along with a written letter of explanation concerning the issue of bankruptcy.
