Employment of Golf Professionals

The City of Denver has three full-time golf professionals (golf pros) who must be hired by the new concessionaire based on "terms of employment" similar to their current compensation package. The City and County of Denver will negotiate the specific "terms of employment" for each golf professional.

Economic Pro forma

Provide a pro forma detailing: 1) anticipated gross revenues for the first three (3) years of operation; and 2) projected net revenues to the City. Describe major assumptions used in determining revenues, gross profit, payroll, interest, and other expenses. City may request additional information, or clarification of the pro forma.

Estimated Capital Investment

State the minimum capital investment proposer will make in kitchen equipment, furniture and fixtures to the concession space in accordance with the Proposal specifications. The investment must include all fixed or built-in improvements, furnishings, equipment, accessories, casework, storefronts, grills, and fixtures (excluding safes and cash registers). The City has established a minimum investment amount for the WCGC of $1,610,000. City reserves the right to reject such minimum amount. The City will not be responsible for any leasehold improvement or equipment expenses incurred by Proposers.

Compensation

List below the proposed percentage of revenues Proposer will pay the City for the concession privilege.

Each proposer must indicate their proposed guaranteed compensation on this "Proposal Form." The City will not accept a percentage of gross revenues proposal that exceeds fifteen percent (15%) of gross revenues.
 
 
License Execution Process

The successful proposer will be required to properly execute an Agreement in a form acceptable to the Attorney for the City and County of Denver, which will contain more complete and explicit terms and conditions as agreed upon between the City and the Proposer.

If and when the Parks and Recreation Department’s staff determines that an acceptable agreement cannot be reached, it may then contract with the second highest ranking proposer, and so on, until a mutually acceptable agreement is reached. The Parks and Recreation Department and the City Attorney will finalize the precise terms and conditions of the concession agreement with the highest-ranking proposer.

 

Opening Date

The successful proposer must execute a statement indicating proposer’s ability to begin take over operations at the WCGC no later than May 1, 1999.
 
 

Conflict in Language

If any language or information contained in the Proposal Form conflicts with the Concession Agreement, then the language of the Concession Agreement shall govern.
 
 

Acknowledgment of Proposal Required

The submittal of this "Proposal Form" is a duly authorized official act of the proposer and the undersigned officer of proper is duly authorized and designated by resolution of proposer to execute the proposal on behalf of, and the official act of proposer. Submittal of this "Proposal Form" constitutes a firm offer to the City and County of Denver and must be delivered to the Manager of Parks and Recreation, 2300 15th Street , Golf Dept., Denver, Colorado, 80202, on March 5, 1999, between the hours of 10:00 a.m. and 4:00 p.m.
